Polo Club Tallahassee Parents FAQ:
A lease is a basic agreement between your child and the owner of the community. The lease is legally binding and enforceable through the legal system. If they choose to move out before the end of the lease terms, the resident is still responsible to pay the remainder of the lease agreement unless they can find someone to sublease their room.
A deposit in the amount of two months’ rent is required if a resident cannot provide an approved guarantor in order to reserve the apartment. This deposit can be waived if an approved guarantor is provided. If he/she fails to make payments on the apartment, the guarantor will be responsible to provide those payments. Deposits will be refunded after final inspections are completed with no damages to apartment or furnishings.
A guarantor must meet the following criteria: be 27 years of age or older, have good credit standing with a 600+ credit score, and gross 3 times the rental amount monthly.
No, however it is encouraged. Renters insurance is a policy you can purchase to protect your personal property as the management/landlords is not responsible for replacement to tenants. Replacement of your belongings if they are damaged, lost, or stolen could be covered. TCC doesn’t not promote any specific insurance coverage company to use.
Each lease agreement will include rental of a bedroom in each apartment that has the option of being fully furnished with a full-size bed, desk, chair, dresser and nightstand. The living/common area that will be shared by other bedrooms in the apartment will include a sofa, coffee table, end table, 32” TV, and dining room furniture. All appliances will be provided as well, including full-size washer and dryer.
Cable and wireless internet are included as well. The utilities in the apartment are processed by direct bill. The utilities will be put in the Polo Club’s name and will be divided by how many people are in the unit for the utility cycle. A $75 one time utility set up fee will be paid upon move in by each resident. Each roommate will be responsible for only their portion of rent and exceeded utilities.
Polo Club Apartments offers four different floorplans. Our floor plans include 3 bedroom/3 bathroom and 4 bedroom/4 bathroom flats and townhouses. Ask your leasing specialist which floor plan may work best for you based on what you are looking for in your new apartment home.
We are a little less than 1 mile from FSU, 4.1 miles from FAMU, and 2.6 miles from TCC.
Rent is due on the 1st of each month, including August for lease start date. Online rental payments through RentCafe can be automatically set up once the resident has moved in and the set up codes have been supplied to the resident from the office staff. Late fees start on the 4th of each month.
Move-in this year will be on August 15, 2017.

No, currently we do not allow any pets within the community.
Yes. However, the resident will be responsible for finding his/her own sublet. Once someone has agreed to take over the lease, both parties will work with the leasing team to complete any necessary paperwork.
It is not necessary to lease the apartment with other roommates. However, we are more than willing to accommodate those that already have roommates in mind. Roommate matching forms will be completed at the time of application. Our roommate-matching survey is used to best place each resident with another person that has the same interests based on his/her answers provided.
Our policy is to only place residents with those of the same sex, unless the apartment is fully leased with individuals who have a written agreement of the living situation they prefer.

We suggest that the roommates have a discussion of boundaries immediately after moving in, even if they have known them for a long time. This will help with establishing guidelines for living together. We ask that roommates attempt to talk about any issues within the household prior to contacting the leasing office. If they are unable to resolve, the leasing team may be able to assist with the outcome on a case-by-case basis.
No. Parking is first come, first served at Polo Club. There is visitor parking for residents’ guests; however, there are limited spaces. Parking passes are available for any parents and guarantors.
Polo Club Apartments does not provide security for the property, but is part of the ACTNOW program run by Tallahassee Police Department. This program includes random TPD patrols on property, both day and night, to make their presence known. However, it is the resident’s responsibility to lock up his/her personal belongings and vehicles.
